Bridge Loan Extension Options, Debt Yield Tests & Requirements
Commercial real estate bridge loans are typically structured with a 2 or 3-year initial term plus two sequential 1-year extension options (e.g. "3+1+1" structure). However, bridge extensions are not automatic. Borrowers must satisfy contractual financial covenants—primarily minimum Debt Yield and DSCR tests—pay an extension fee, and purchase a replacement interest rate cap.
Indicative Underwriting Matrix
Extension conditions are codified in Section 2 of the Credit Agreement. Missing notice deadlines can trigger technical default.
The Three Mandatory Conditions for Commercial Bridge Extensions
To exercise an extension option on an institutional commercial bridge loan, the sponsor must satisfy three primary hurdles approximately 30 to 60 days prior to initial maturity:
1. No Existing Event of Default: The loan must be current with no monetary or material technical defaults, with all taxes, insurance, and reserve escrows fully funded.
2. Financial Performance Covenant: The property must achieve a contractual in-place performance hurdle, typically defined as an in-place Debt Yield of 8.5% to 10.0% or a minimum DSCR of 1.15x based on trailing 3-month operating cash flow.
3. Extension Fee & Hedging Renewal: The borrower must wire the contractual extension fee (typically 25 to 50 basis points) and deliver an executed replacement interest rate cap agreement covering the 12-month extension period.
What Happens When a Property Fails the Extension Debt Yield Test?
If a value-add repositioning plan takes longer than anticipated and property NOI is insufficient to pass the contractual Debt Yield test, the borrower is not necessarily in default.
Most institutional loan documents include a "Pay-Down Provision." The borrower is permitted to make a partial principal prepayment to reduce the loan balance until the lower debt figure satisfies the required Debt Yield percentage. For example, if a property generates $600,000 NOI and requires an 8.5% debt yield ($7,058,823 max loan), a borrower with a $7,500,000 balance can pay down $441,177 to qualify for the 1-year extension.

Verified answers to common borrower and broker inquiries regarding loan sizing, guidelines, and execution.
Are commercial bridge loan extension options guaranteed?
No. Bridge loan extensions are conditional options that can only be exercised if the borrower passes in-place financial performance tests, pays extension fees, and provides timely written notice.
If the property fails the debt yield or DSCR test and the borrower cannot make a principal paydown, the lender is not obligated to grant the extension.
Submit Financing Scenario →How much notice is required to exercise a commercial loan extension option?
Most commercial credit agreements require the borrower to deliver formal written notice between 30 and 90 days prior to the original maturity date.
Failing to provide timely written notice can result in forfeiture of the extension option, forcing an immediate refinancing or maturity default.
