How DSCR Is Calculated on the Desk
Debt Service Coverage Ratio (DSCR) equals Gross Eligible Monthly Rent divided by Monthly PITIA (Principal, Interest, Taxes, Insurance, and HOA/Flood if applicable). Unlike conventional agency loans, BancorpOne never requests personal tax returns, W-2s, or global debt-to-income schedules. For leased properties, we use the lower of in-place lease or Form 1007 market rent unless a 6-month seasoned payment trail is documented.
Sub-1.00x and No-Ratio Executions
In high-appreciation coastal and gateway metros (such as Los Angeles, Orange County, Seattle, and New York), 80% LTV often produces a 0.80x–0.95x DSCR at current rates. Our sub-1.00x program allows ratios down to 0.75x at 75% LTV with 6–9 months of PITIA liquidity reserves.
Prepayment Step-Down Structures & Rate Buydowns
The biggest lever on DSCR pricing is the prepayment penalty structure (5-4-3-2-1, 3-2-1, or 1-year). Choosing a 5-year step-down over a 3-year structure typically improves coupon pricing by 37.5 to 50 bps. For operators planning a long-term hold, pairing a 5-year prepay with a 1-point rate buydown maximizes day-one cash flow.
Portfolio Blanket Loans vs. Individual Note Scaling
Once an operator reaches 5+ rental doors, we can either close individual DSCR notes in the same parent LLC or consolidate 5 to 35 properties into a single cross-collateralized blanket facility with a partial-release clause (typically 115%–120% of allocated loan balance).

What is BancorpOne and is it a direct lender or mortgage broker?
BancorpOne is a commercial mortgage brokerage helping real estate investors, developers, and business owners finance commercial real estate. We act as capital advisors arranging commercial debt rather than a direct depository bank.
We evaluate property fundamentals, borrower requirements, and transaction dynamics to structure and place senior debt, bridge loans, construction facilities, DSCR loans, and permanent mortgages through institutional capital sources and balance-sheet lenders.
