CHAPTER 01

How We Underwrite T-12 Expenses and Pro-Forma Trade-Outs

Underwriting a 5+ unit building starts with the current certified rent roll and Trailing 12-Month (T-12) operating statement. We normalize vacancy to the higher of actual economic vacancy or 5%, verify post-acquisition real estate tax reassessment, and underwrite bound insurance policies.

Key Underwriting Rule: Underwritten NOI = Effective Gross Income − Normalized Operating Expenses (including $250–$300/unit replacement reserves).
CHAPTER 02

Bridge-to-Permanent Execution on Value-Add Deals

When acquiring an under-managed building at 65% occupancy or 25% below-market rents, permanent debt sizes too low on day one. We fund up to 80% of purchase plus 100% of unit-turn cap-ex, then roll the stabilized asset into a 10-year permanent facility once 90% occupancy is reached for 90 days.

Key Underwriting Rule: Size your bridge loan against Stabilized Debt Yield ≥ 9.25% so your permanent takeout is guaranteed.
